8 Essential Strategies for selling your home for TOP dollar!

1- Pricing- Did you know that there are different pricing strategies in today’s market and it is important to understand the potential benefits or pitfalls of each one? For instance, sellers often price for bidding wars, meaning they underprice on purpose to attract attention. In some cases it proves successful, netting sellers their target price or even more. But, what happens if it backfires? It’s important to understand what that means for you the seller! Let’s get together and discuss the best pricing strategy for you in today’s market.
2- Show-ability/staging- Simply put, your home has to show better than your competition. It is essential that sellers detach from their emotional appeal of the home in order to create an emotional appeal for incoming buyers. Therefore, professional home staging is a must. I include this at no extra charge. Why do I offer this when most of my competition does not? Because I know it gives my clients the best chance to sell for top dollar.
3- Negotiating- It’s imperative to have a professional, experienced realtor in your corner negotiating on your behalf. A strong negotiator in any market goes a long way in determining the price you ultimately sell for. Did you know there are ways to tip the negotiation in your favour? 4-Target Marketing- Putting a sign on the lawn and an ad in the paper is fine, but if that’s the extent of a marketing plan, don’t expect jaw-dropping results. A proper marketing plan must go further. Who is the likely buyer for the home? How can they be reached? These are questions that a realtor has to ask and have an answer for! 5-Social Media Campaign- These days, it is a great injustice to any home seller, if there is not a proper social media campaign in place to help sell their home. As today’s savvy buyers consume more and more information via social media, it is imperative to be not only present in that market in order to be in front of potential buyers, but to also engage with them. 6- First impressions count! - That first impression isn’t when the buyer steps foot in your home, it is on the internet via one of many potential websites they might view it i.e. MLS. There are far too many realtors using photos that look like they were taken with an IPHONE. How are bad pictures in the seller’s best interest? Professional photos/virtual tours/video are a must to maximize potential buyers. I always utilize professionals as a part of my service.
7- Pre-List Home Inspection- In the current market, most buyers will buy your home conditional on a home inspection, that’s a fact. As a seller, wouldn’t you like to know what is going to show up on their report? There is a way- via a pre-list home inspection. This essential report will allow you to remedy any small items that might result in a lost or renegotiated deal. And did you know that this report can help give you the upper hand in a negotiation? I offer pre-list inspections at no extra cost because of the advantage they give to my clients.
8- Accessable Listing Info- Nothing worse than seeing an advertisement for a listing, but not being able to access information about the listing. Or worse, when agents force you to hand over your contact details online as a trade off to get that info. All my listings receive there own URL addresses used in all cross promotional material. Within seconds they are able to access all the pertinent information about your listing including pictures. After all, I work for my client’s best interest, not my own.
